Overpricing the listing

Properties priced more than 8–10% over market value average 180+ days on market vs. 75–90 days for correctly priced listings (Coldwell Banker CR, 2025). Sellers benchmark against asking prices β€” not sold prices. A proper CMA using actual closed transactions is the only accurate reference.

Listing with unresolved title defects
